Design Process

The design process will be a collaboration between you and Dana.  Dana’s responsibility is to make your ideas work, architecturally and budget wise.  The process should be fun and exciting! It is Dana’s job to ask all the pertinent questions and to make sure you know and understand all the options.

1. Once you enter into a Design Deposit Agreement with HTF and all the necessary specifications are decided on, we will be able to draw up the lst and 2nd floor plans for you. We will then e-mail them to you for review and discussion. 
2. Once modifications have been decided, we will re-draw both floor plans according to the detailed changes and e-mail them back to you for further review and discussion. This process may be repeated numerous times until you are happy with the floor plans.
3. Once the floorplans are completed, we will continue with the preliminary set of plans and draw all four elevations and all essential sections. We will then e-mail them to you for review and discussion. 
4. We will then redraw any and all aspects of the preliminary set per our discussions and e-mail to you for review.  This process may be repeated numerous times until you are happy with the final set of preliminary plans.
5. After you are completely satisfied with the design, we will then provide a quote for the components you have requested Hampshire Timber Frame to provide, along with estimated installation and trucking costs.

6. Hampshire Timber Frame will then provide preliminary architectural sets for you to use in appropriating pricing from contractors, permits from municipalities and financing if required from financial institutions as needed.

7. Once you have your design and financing in place, have chosen a general contractor and decided on your start date, you are now ready to start signing contracts with HTF and your contractor.

8. Our contract needs to be signed around 12 weeks prior to the delivery date.

9. We would then immediately draw up your foundation and 1st floor deck plans as they may be needed by your general contractor ASAP.

10. Contract phase production drawings may involve a similar review process as the design phase.

11. After the contract is in place, all changes are then processed through contract change-orders.
